Problem & Challenge
High-end hospitality and mountain resort real estate developments (such as Serene Heights in Nathiagali, Pakistan) suffer from conventional flat media marketing. Static photography and 2D blueprints fail to convey spatial elevation, panoramic pine forest vistas, and the architectural presence of luxury hillside suites.
The engineering challenge was to construct a scroll-driven digital experience that immerses prospective buyers in a cinematic 3D walkthrough of the resort. The web application had to render complex architectural geometries with ambient atmospheric mist, smooth lighting transitions, and responsive mobile touch support—maintaining a steady 60 FPS without overheating mobile GPUs.
Technical Approach & Architecture
We built a synchronized hybrid runtime uniting a high-performance WebGL canvas with an accessible DOM interface:
- Scroll-Choreographed Camera Loop: Utilized GSAP ScrollTrigger integrated with Lenis smooth scrolling to interpolate 3D camera coordinates along Catmull-Rom spline paths matching the narrative flow.
- Procedural Atmosphere & Shaders: Implemented custom GLSL fog and ambient light shaders to recreate Himalayan pine forest morning haze and dusk golden hour transitions.
- Model Optimization & Streaming: Converted architectural CAD assets into Draco-compressed glTF binaries with KTX2 textures, slashing model payload from 85MB down to under 4.2MB.
- Editorial UI Overlay: High-contrast typography and translucent glassmorphism cards pinned over the WebGL canvas, responding directly to scroll progress milestones.
Engineering Challenges & Solutions
1. GPU Overdraw & Thermal Management on Mobile
Initial mobile testing revealed severe frame drops (below 24 FPS) and rapid battery drain on smartphones caused by full-screen post-processing bloom passes and un-culled high-poly tree models.
Solution: We developed an adaptive Performance Tiering Manager. On touch and mobile devices, the system automatically adjusts the canvas pixel ratio (clamped to 1.5x), disables costly multi-pass bloom in favor of lightweight pre-baked ambient lighting, and uses frustum-culled billboard instances for vegetation, guaranteeing silky 60 FPS performance.
2. Flawless DOM & 3D State Alignment
Ensuring that marketing copy cards and residence floorplan modals appeared precisely when the 3D camera pivoted to each respective wing required strict mathematical synchronization between DOM scroll offsets and WebGL scene time.
Solution: Encapsulated each narrative beat into a unified GSAP timeline mapped to virtual scroll pins. Section triggers fire bidirectional enter/leave callbacks that coordinate both DOM CSS fade/slide classes and 3D camera target tweens in lockstep.
